If our experience is reflective of what yours could be; BUYER BEWARE!!! Be very, very AWARE!

Quick context: we are an informed buyer. We negotiated contract changes prior to the actual signing and designed our home (recommendations below). From the onset we were promised items (increased joist depth) and then had our homes completion date used to bargain our agreement to their exclusion (delayed start to manufacturing). Apparently, this was common practice or so we learned from reading other reviews. We identified materials incorrectly installed in both the factory and on-site as per the manufacturers recommended installation procedures and in one case leading to the products complete failure within the 1 year warranty period. Please know that the any sort of correction to these materials took significant effort on our part. We experienced on-site altercations while seeking to complete pre-arranged in contract home owner supplied elements (access stairs to the unit which were NIC). We were the recipients of a phone call from our lawyer asking us if we had approved a payment release through an email that they had just received. Turned out our lawyer was sent an email with text that was taken out of context and used in an attempt to release payment without our approval or knowledge. The true number of ill experiences we had were capped off with the owner not willing to provide a warranty related product which they had promised to in writing.

All we can say is BUYER BEWARE be very aware.

If you must for whatever reason consider their involvement; at minimum we recommend changing the payment release terms to "Installation" from the standard "Delivery" as it relates to the significant home value. Also ensure that final payment release is subjected to the "owners approval of the completed deficiencies through on-site inspection". These two changes are key to ensuring their invested interest to the timely and quality completion of your home. If you can; engage a third party building inspector and seek to have them tour the home while in production and during the final payment inspection. Make sure the inspections are written into the payment release and contract.
