Smith Agency has some of the most unethical and unprofessional people I have encountered in a long time. Office staff, Gina, was (and still is) extremely rude and incompetent, or in fact is competent but refuses to help clients, which is exponentially worst. I have advised that the above apartment leaks water down to my apartment, and be mindful I pay monthly rent via automated payments and have never been late on rent, ever. I've provided multiple photos/videos to the company and they refused to acknowledge it and brushed off my repair requests. Property manager, Stuart Plant, claimed he was not aware and no one advised him. I contacted the Residential Tenancies Branch after several weeks of constantly emptying buckets full of water in my apartment, and returning home constantly having to mop the floor after work, then all of a sudden, I got a response from the company immediately after my complaint to the RTB. There was no apology, no reimbursement for damaging my personal property, zero, zip, nada. Just a cold brief statement that they will review this request. This repair then took another 3 months to complete... I cannot believe this is actually a real property management company and that Stuart Plant is actually a real property manager. It's mind-blowing they think this behavior is acceptable (or maybe even encouraged in their staff meeting) on how to treat clients/tenants.

Recommendation: Walk away quickly and don't look back
